PM oversight
Audit occupancy, rent rolls, and GL against the source system. Reset leasing incentives, turn standards, and reporting when performance slips.
About
I’m an owner-side multifamily asset manager and GP sponsor based in North Carolina. I’ve managed roughly 6,000 multifamily units across eleven states — Texas, Colorado, Georgia, Indiana, Minnesota, Ohio, Tennessee, Florida, South Carolina, North Carolina, and New Hampshire — working with national and regional third-party managers through lease-up, stabilization, workouts, refinances, and dispositions.
Before real estate I spent about 12 years in U.S. Army Special Operations in psychological operations, advising and working with interagency partners in support of U.S. objectives. The habit that stuck: verify the numbers yourself, then fix the process.
I also coach asset managers, regional managers, and principals who want a tighter operating cadence.
What I do
New-build lease-ups, stabilized assets, lender workouts, refinances, and dispositions — across Class A, B, C, and D multifamily, LIHTC, Section 8, and retail. I manage third-party property managers and close the gap between what they report and what the data shows.
Audit occupancy, rent rolls, and GL against the source system. Reset leasing incentives, turn standards, and reporting when performance slips.
Financial review, accruals, RUBS and expense recovery, refinance diligence, and workouts when covenants get tight.
GP ownership on select deals. Asset management for outside sponsors. Mentoring for asset managers, regional managers, and principals.
Work with me
For LPs and capital partners who want owner-side asset management and clear reporting across the hold.
For GPs and operators exploring joint ventures, co-GP roles, or shared asset management on multifamily deals.
For sponsors who need PM accountability, lease-up support, lender work, or an outsourced asset-management cadence.
For asset managers, regional managers, and principals who want sharper operating habits and decision-making.
Markets
Roughly 6,000 multifamily units across eleven states.
How I work
The same habits show up on every asset.
Rebuild occupancy from the PM system. Read the GL and AP aging. Ask for photos before approving turns.
Weekly owner agendas, leasing reports, contract summaries, and one clear question list per manager per month.
Rate without occupancy is a losing trade. Cash needs get a buffer, not a best-case story.
Lender terms and bad news go to LPs before any capital ask. Transparency is the default.
